YOUR STAY + -

WHAT TIME CAN I CHECK-IN + CHECK-OUT

Check-in is from 3pm.  Check-out is before 10am.

 

CAN I CHECK-IN EARLY, OR CHECK-OUT LATE?

We are happy to accommodate if possible.  But please note if we have back to back bookings this won’t be possible.

 

WHAT IS THERE TO DO AT ROSS FARM?

Many people just like to relax, wind down and enjoy the surroundings,  but if you wish to Explore our beautiful South Gippsland further, there is much to see and do.  You can find a list here on our EXPLORE page.

 

IS ROSS FARM SUITABLE FOR CHILDREN + INFANTS?

Children + Infants are welcome, you will however need to bring your own Cot if required.  Children are to be supervised at all times.

 

ARE PETS ALLOWED?

Unfortunately we are unable to accommodate pets.

 

DO YOU PROVIDE BEDLINEN AND TOWELS?

Yes, bed linen and towels are provided.

 

WHAT AMENITIES ARE SUPPLIED?

Hand + Body Wash are supplied.  Shampoo and Conditioner are not.

 

IS THERE A HAIRDRYER?

Yes, hairdryers are supplied in each of our properties.

 

YOUR PROPERTIES + -

HOW MANY ADULTS CAN ROSS FARM ACCOMMODATE?

There are 3 properties which can accommodate a total of 12 adults. The Cabin can accommodate 2 adults (1 x queen bed), the Barn can accommodate 4 adults (2 x queen beds) and the Dairy can accommodate 6 adults (2 x queen beds & 2 x single beds).

 

CAN I BOOK THE WHOLE PROPERTY?

Yes, you can book the whole of Ross Farm.  When booking search for ALL in our listings.  If you wish to book the whole property or a DUO combination, we suggest booking well ahead to secure availability.

 

DOES EACH PROPERTY HAVE IT’S OWN OUTDOOR SPACE?

Although in close proximity to one another, the property has been designed for each building to have its own private outlook. The Barn has a courtyard garden view.  The Cabin + Dairy have views out to the South Gippsland hills.

 

ARE ANY OF YOUR PROPERTIES SUITABLE FOR WHEELCHAIR ACCESS?

Yes. Our Barn’s ground floor is designed to meet accessibility standards.  This includes access to 1 x bedroom, main bathroom, living/dining + kitchen areas.

 

DO THE PROPERTIES HAVE TV + WIFI?

Each property has a television + NBN Wifi.

 

WHAT OUTDOOR FACILITIES ARE AVAILABLE?

Each property has it’s own outdoor area with BBQ’s, seating and a fire pit.  The Dairy and Barn also both have outdoor tables for outdoor dining.  

 

LOCATING US + -

WHERE IS ROSS FARM LOCATED?

We are located on the outskirts of Meeniyan, South Gippsland, Victoria, approximately 2 hours drive from Melbourne.  The property address is 84 Hewett St and is located on the corner of Ross and Hewett Streets. Both streets are unsealed so please be careful if not used to driving on unsealed roads.

 

DO I NEED A CAR WHEN STAYING AT ROSS FARM?

There is very limited public transport in South Gippsland, therefore we recommend having a car when staying at Ross Farm. There is room for 3 cars to park outside the Dairy, 2 cars outside the Barn, and 1 car outside the Cabin.  There is no undercover parking. 

 

HOW FAR ARE YOU FROM THE TOWNSHIP?

We are 10 minute walk from the centre of Meeniyan or a 1 minute drive.

 

WHAT SHOPS ARE THERE IN TOWN?

We have a small IGA supermarket, liquor store, chemist, bakery plus a handful of eateries, please refer to our EXPLORE page on our website for more details.

 

HOW FAR ARE YOU FROM MELBOURNE?

We are approximately 2 hours drive (150km) from the Melbourne CBD. The closest airport is Melbourne (Tullamarine) airport, approximately 2hours 20minute drive (175km)

 

BOOKING + -

I AM SEARCHING FOR A DATE WINDOW, BUT NOTHING IS COMING UP?

If you search for specific dates and get no results, it generally means we are already booked and nothing is available.  Try extending your date window out several months in advance.  Alternatively  you can view the calendar to see windows of availability via each listing page.  If you would like to go on the waiting list for a specific date, please email us at stay@rossfarm.com.au and let us know your dates and which property you were after.

I HAVE SELECTED DATES BUT IT WON'T LET ME BOOK?

Make sure you have selected the number of guests from the drop down field under your selected dates.

HOW MUCH DO YOU TAKE AS A DEPOSIT?

The deposit is 30% of the total booking, and is payed / due when making the booking. Bookings are not confirmed until the deposit has been paid and we have a valid credit card on file.

WHEN IS THE BALANCE DUE?

The balance is drawn from your nominated credit card 1 day prior to check in.

IS THERE A BOND?

Yes there is a bond for your stay.  A hold is put on your credit card on the check in day, and will be reversed 2 days after check out, as long as there is no significant cleaning needed or damage to the property.   Hold amounts are: Cabin $250, Barn $400, Dairy $500

MY RESERVATION + -

CANCELLATION, AMENDMENT + NO SHOW POLICY

Full refund for cancellations made prior to 14 days before Check-In, less $50 administration fee.
7-14 day’s notice given - 50% of the total booking value will be charged, unless you transfer your booking to another time within a 6 month window.
Less than 7 days notice - you will be charged 100% of the total booking value.

SOMETHINGS COME UP, CAN I MOVE MY BOOKING?

If you are outside the 7 day window before Check-In, we are happy to move your booking to another time if you can’t make it.  Please note though we are heavily booked ahead, so this may not be for a little while.

WHAT IF I HAVE BOOKED THROUGH AIRBNB?

If you have booked through AIRBNB, please contact them directly to arrange a cancellation or amendment, we will then be notified of any changes.  We do not get any payment from AIRBNB until after your stay.

 

I SEEM TO HAVE BEEN OVER CHARGED?

This is most likely the Bond for your stay.  It is a Credit Card hold only, and will be released back to you 2 days after you Check-out.

DINING OPTIONS + -

IS BREAKFAST INCLUDED?

We supply some breakfast staples for your first nights stay, including eggs, fresh bread, bacon, butter and full cream milk. 

 

WHAT PANTRY ITEMS ARE SUPPLIED?

Some basic pantry items are supplied including; Oats, Pasta, Flour, Olive Oil, Coffee, Tea, Salt & Pepper.  We also supply a complimentary bottle of Ross Farm sparkling wine for your arrival.

 

IS THERE A COFFEE MACHINE?

We have coffee pod machines in all properties, which take Aldi coffee pods.

 

WHAT COOKING FACILITIES ARE THERE?

All properties have a full kitchen with a cooktop, oven, sink, dishwasher, fridge, toaster, kettle, coffee machine and outside BBQ. The Dairy and Cabin also have microwave ovens.

 

CAN YOU RECOMMEND ANY EATERIES LOCALLY?

We sure can.  Please follow the EXPLORE link on our website to find a list of all of our favourite places.  We recommend checking opening times and booking eateries ahead of your visit.

 

DO YOU OFFER ANY IN-HOUSE DINING OPTIONS?

Not currently, but we can recommend contacting Moo's at Meeniyan or Meeniyan Pantry + Cellar for catering options.

 

GIFT VOUCHERS + -

CAN I PURCHASE A GIFT VOUCHER?

Yes you can. Please navigate to the GIFTING button top right of page to purchase.  We have a digital version that can be emailed or our beautiful printed vouchers that can be posted.  Vouchers can be for a dollar value or we can quote you the cost of a specific stay.  

 


IS THE DIGITAL VOUCHER AN INSTANT DOWNLOAD?

No, please allow 24-48 hrs for us to personalise your voucher and send to you.  If it is urgent, please email us once you have purchased and we will do our best to meet your deadline.

 

HOW LONG IS A VOUCHER VALID FOR?

Gift Vouchers are now valid for 36months from date of purchase.

 

HOW DO I REDEEM A VOUCHER?


Please contact us directly at stay@rossfarm.com.au to book and redeem your voucher.

 

EVENTS / PHOTOSHOOTS + -

DO YOU HOST WEDDINGS OR EVENTS?

No we don’t allow weddings or events at this time.

 

CAN I DO A COMMERCIAL PHOTOSHOOT AT YOUR PROPERTY?

We do allow some photoshoots at an additional cost, all enquires must go directly through our location agent, Grzan Squared, please find their contact details on our CONTACT page.
